A Building Energy Rating (BER) certificate rates your home’s energy performance on a scale between A and G. A-rated homes are the most energy efficient while G-rated are the least energy efficient. If you need a BER carried out, chances are you’re buying, selling, renting or maybe you’ve done some energy improvements and you want to see how well they’ve worked!
Here’s how the process works:
- Firstly I need to know your Eircode so I can look up your house to come with a price that we both agree on. (which will include an SEAI charge of €30 for each certificate)
- There’s a Homeowners Checklist that I’ll send you, that you fill in and return to me. This will save us time on the day.
- I will then call to your home, on an agreed date, to carry out a survey. I need to collect various information on your home including the attic, lighting systems, ventilation, meter cupboards, heating systems and controls, hot press and all doors and windows. On the day, I will need to collect information which will include a number of calculations, measurements and photographic evidence of each of these aspects of your home. How long this will take will depend on the complexity and size of your home. Typically, it may take up to an hour to complete
an assessment on an average sized 3-bed semi-detached house. - I then go away and input all of this data into the SEAI’s Domestic Energy Assessment Procedure (DEAP) online software. This is Ireland’s official method for calculating and rating the energy performance of dwellings. This then produces two documents:
1. Your BER certificate. This tells you the BER rating of your home
on an A to G scale.
2. An advisory report which provides recommendations for home
improvements that could increase the energy efficiency of the
building, and in turn increase your BER rating. - I can then inform you of your BER and go through the advisory report with you. It’s real important that you understand this advisory report and I will do my best to ensure of that, we can set up a video call where we can go through it on a shared screen.
- Once I receive payment, I will email you the two documents and that’s it! Your BER is valid for up to 10 years provided you don’t make any changes to the house that could affect its energy performance.
